It is an interesting trend to pick up that listings in the Port Douglas property market have been less year on year even before Covid struck.


The Covid-19 months have kept the number of properties being listed as still continuing the trend. As a result, there are less properties listed on the Port Douglas market than has been seen for quite a while (21.15% since last year - Domain).

Though sales have dropped due to the restrictions of travel, they are still happening here.

With over 80% of prospective buyers in Port Douglas originating from the southern states of Australia, properties have been bought sight unseen using Virtual Tours and interactive phone walk-throughs.  

Many of these people are self-funded retirees, investors and seachangers who haven’t been so unduly effected by Covid-19.

According to propertyvalue.com Port Douglas median house prices are up by 17.8% and this is echoed in all property areas. Exemplifying aptly the market forces of supply and demand.

The market has been ticking over with some properties listed one week and off the market the next, especially with the smaller investment units. 

If you are thinking of listing your property for sale, this could be the time. The Port Douglas property market at the moment requires greater diversity and choice to meet the requirements of prospective buyers.

Soon interstate travel will be allowed and there are herds of prospective buyers who are champing on the bit just waiting for the chance to race up here to view properties that they have had their eye on whilst under lockdown.

 Despite Covid-19 Uint and House prices stay solid (figures realestate.com) and consistent over Covid-19.

This is backed up by Port Douglas’s realestate.com’s viewing figures where properties take approx 75% less viewings than the average of QLD before they are sold.
