Plenty of rental properties available in Douglas - but costs remain a challenge

As of September 2025, about 50 long-term rentals are on the market in Port Douglas, giving tenants plenty of choice. But while vacancies are high, the real challenge remains affordability.

The approaching end of the winter holiday season has boosted rental supply, as properties once occupied by seasonal workers return to the market.

In theory, the rule of supply and demand would suggest that rents should ease when more properties become available for rent.

However, recent trends have seen a reluctance of landlords to respond to high vacancy rates by reducing their advertised rent.   

It is worth noting that the landlord's costs such as maintenance, insurance and management fees, have to be taken into account.

Currently, most renters in the Douglas Shire are paying between $250 and $350 each per week on a share basis, for rent on a middle of the road unit.

This falls within the national average of 20 - 30 percent of household income spent on housing. Rentals in the area outside of Port Douglas are generally around 20 percent less.

What tenants should check when renting:

  • Is the property furnished, unfurnished, or partly furnished?
  • If it’s a house or duplex, are garden and pool maintenance costs covered by the landlord or the tenant? (Usually it’s the landlord, but not always.)
  • How many occupants are allowed under the lease? Landlords often set limits that affect how rent is shared.
  • What is the lease length; six months, 12 months, shorter, or longer?

What landlords should check when reviewing tenant applications:

  • Comments from the managing agent on applicants’ past rental history.
  • Current employment status or ability to pay rent if not employed.

The rules and regulations surrounding residential renting are complex and cover most contingencies.
