The property market in Port Douglas is experiencing a 15 year high. Some properties aren’t even reaching the market before they are snapped up.

There is an insatiable demand for investment, commercial and residential properties in our little corner of paradise and there’s so much of a buzz you can almost audibly hear it.

As a vendor and being in a seller’s market there are a few methods to sell your property, but none guarantee the quick, decision making processes and competitive environment that auctions give.

As evident from the selection of properties for Property Shop’s next auction, auctions work well for any type of property.

The properties being auctioned are diverse, they range from a 4 bedroom beachside villa in Port Douglas to industrial sheds in Mossman.

Property Shop, Port Douglas and Mossman is using auctions as a successful method to sell and are in the process of preparing for their next big auction day on Saturday 5 March (10.00 am Property Shop Offices - Four Mile).

Property Shop Port Douglas sales agent, Ritsuko Dickinson, is taking two properties to auction. 1 Coral Sea Villas has had over 50 inquiries in a few weeks.

She commented that “90% of people want to know the price guide, which I am unable to give, but comparing this to other properties sold by auction nearby all have increased 30-40% from previous sales”.

So far she has a possible 3 bidders. For her second property at 4 Plantation House, the position of this will sell itself with many prospective bidders willing to raise their bids on securing a lifestyle property with an ocean view.

Matthew Essex is the sales agent taking the Industrial Sheds to auction at 3 Allan Close, Mossman. He advises that “with such a lack of storage facilities in Port Douglas and Mossman that commercial properties like this are at a premium.

Great for investors who only have one initial outlay and then the overheads are low. No body corporate and no worries about broken white goods or ongoing maintenance that a residential tenanted property has”.

He has already received three offers before auction, but is using the auction process to create competition between these prospective buyers to get the best price for his vendor.

It has only been on the market for four weeks and we have received a high volume of enquiries from mainly out-of-state prospects”. This is the first time that this premises has been on the market for 30 years.

Owners of retail property in Port Douglas usually hold on to them like a dog with a bone, so interest is high. Generally, commercial property is still going strong and in high demand.
