Real estate market holds firm and Mark Flinn ranks among top 5 agents in the region

In a sign of a resilient local real estate market, Ray White Port Douglas has recently closed deals on four auction properties over the course of one week, confirming the region's stability of the real estate market.

One of the properties, located at 8 Dawal Close in Cooya Beach, was sold prior to the scheduled auction for an impressive sum of $545,000.

Another notable sale took place at 2 Ti-tree Street in Port Douglas, which achieved a street record price at auction. The property received bidding from four registered parties, ultimately resulting in a successful sale above the reserve price at $1,225,000.

Meanwhile, 22 Sorrento Crescent in Port Douglas, described as a “renovators delight” was also sold under the hammer for $720,000.

Initially slated to go to auction next month, 16 Egret Close sold prior to auction for $920,000,

Mark Flinn, selling Principal of Ray White Port Douglas, believes that a shortage of local housing is assisting the strength in the current market.

“While we are seeing more properties come to market they are selling in a reasonably short period of time,” he explained.

“When we will see a shift in the market is when a similar or increased volume of listing’s come to market, but don’t move off the market in a reasonable time frame.

“Through my market experience house prices are more sensitive to some things than others. There is a tendency to over emphasise one factor over another.

“In the most recent cycle, the main thing that many got wrong was putting an over emphasis on interest rate changes but ignoring housing shortages and population growth.”

On another positive note for the local industry Mark Flinn was recently ranked in the top 5 agents in the Tropical North Queensland region on the amount of successful sales.

According to Mr Flinn, the key to success lies in possessing the know-how.
